What Is a Threshold Building?

Under Florida law, a threshold building is any building greater than three stories or 50 feet in height, or with an assembly occupancy over 5,000 square feet and an occupant content of more than 500 people. Condominium towers, hotels, and large commercial and assembly buildings typically fall into this category.

Work on these buildings carries a higher level of oversight than a standard inspection. A licensed special inspector must prepare an inspection plan and inspect the structural work against it, separate from and in addition to the standard building inspections.
